Access Statement

Description

The Studio is very private, peaceful and comfortable. It is located away from the lane, in the garden on the far side of the house. Everything is on one level so the Studio is suitable for those with limited mobility.

There is one large main room which is light and spacious. This includes a seating and dining area with French doors to the garden, a kitchen area which has a high ceiling and lots of work surface, and a cosy bedroom area with a double bed. There are Velux roof windows and windows to both sides which look out to the garden or Tregonning Hill and our wood. Off the main room is a fully tiled wet-room with shower, WC and washbasin. There is also a large entrance lobby which has a wardrobe and chest of drawers for storage and a small bedroom with a single bed with under-bed storage.

Outside there is a private area of garden to sit in and also access to a field and ‘picnic area’ with views to the sea. There are footpaths from the farm to Tregonning Hill and Godolphin Hill. For the more adventurous there are footpaths mostly off road to the coast path (Praa Sands and Rinsey Cove).

We have stayed in the Studio many times and if peace and quiet in natural, beautiful surroundings is a priority then we think Lower Balwest Farm is perfect. Friendly hosts Cath and Roger are very considerate and go out of their way to ensure that your holiday on their friendly smallholding is as comfortable as possible. There are stunning, unspoilt beaches and coves nearby along with wonderful coast path walks. The views from the picnic field across the fields out to sea are stunning -as are the sunsets! There are walks from the doorstep, a favourite one being to the top of nearby Tregonning Hill; plus the benefit of 2 lively resident doggy pals eager to join in the games if requested, it is perfect for dogs and their owners. The unassuming exterior of the Studio opens up into a wonderful light-filled space and nestles into trees of the adjoining woodland planted by Cath and Roger. Inside you will find everything you need for a comfortable holiday and a peaceful retreat from the hectic world- we highly recommend it.

I love staying in the Studio! It is quiet and comfortable, with all the necessary mod cons in a delightful light and airy open-plan room. From walking out of the door and up the hill, to short drives to the spectacular local coast and coastal walks, I have had some great holidays! I’ll definitely be back for more.

Beautiful Studio located on a quiet smallholding. Only a 5 minute drive to Praa Sands and a 10 minute walk to the local pub. The Studio itself was spotlessly clean and we were greeted with a lovely warm and friendly welcome. Can't recommend it enough!! We will be booking it again next year. Thank you for a lovely stay!
